Long story short-what I've found is, the rate is better to do the option that includes repaying the 2nd loan (2nd loan is the amount financed in for the down payment). The payment is usually very minimal and lower rate makes it the superior option most times.
There is no special underwrite for approval.
There is no Income limit.
You do Not have to be a first time homebuyer.
There is no delay in verifying approval.
